As-Built BIM Models
Know exactly what exists — before you design what comes next.
Original drawings are often missing, outdated, or simply wrong. Persase captures the true as-built condition of any building or facility using a terrestrial laser scanner, then converts that scan data into an accurate, fully structured Building Information Model. The result is a reliable BIM that reflects what actually exists — not what was originally designed — ready to feed directly into your architecture, engineering, or construction workflow.
Persase in action — laser scanning an existing building to create an accurate as-built BIM model
What We Deliver
- Scan-to-BIM modeling — laser scan point cloud data converted into a fully structured BIM model with walls, floors, ceilings, columns, beams, doors, windows, MEP elements, and other building components modeled as intelligent objects
- Accurate existing conditions — the model reflects the building as it actually exists today — including deviations from original design, modifications made over time, and as-built conditions that no drawing captures
- LOD-specified deliverables — models delivered to your required Level of Development (LOD 200 through LOD 400) depending on the detail needed for your project scope
- Revit & open format output — models delivered in Autodesk Revit format as standard, with IFC and other open formats available to ensure compatibility with your team’s software
- Floor plans, sections & elevations — accurate 2D drawings extracted directly from the BIM model, eliminating the need for manual re-drawing from scan data
- Point cloud registration & delivery — the registered, georeferenced point cloud is also available as a standalone deliverable for teams who want the raw scan data alongside the BIM model
Industries That Use This
| Industry | How they use it |
|---|---|
| Architecture | Accurate existing conditions models as the foundation for renovation, addition, and adaptive reuse projects |
| Construction | As-built verification models to confirm constructed work matches design intent and support handover documentation |
| Engineering | Structural and MEP as-built models for retrofit design, systems analysis, and infrastructure assessment |
| Property Management | Accurate facility BIM models for space management, capital planning, and ongoing maintenance documentation |
| Government | As-built documentation of public buildings and facilities for records management, compliance, and future planning |
the process
How It Works
The process starts on site. Persase scans the building or facility using a terrestrial laser scanner, capturing dense, millimeter-accurate point clouds from multiple positions throughout the space — interiors, exteriors, roof, and any mechanical or structural areas required for the project scope. Each scan position is registered together into a single unified point cloud that represents the complete as-built geometry of the building, georeferenced and accurate to survey grade. The registered point cloud is then brought into Revit, where Persase models every building component — walls, floors, ceilings, structural elements, openings, and MEP systems — as intelligent BIM objects traced directly from the scan data. Nothing is estimated or assumed. Every wall thickness, every column position, every ceiling height is measured from the point cloud and modeled exactly as it exists.
The delivered BIM model is the single source of truth for the as-built condition of the building. It eliminates the guesswork and field verification trips that slow down renovation and retrofit projects, and provides architects, engineers, and contractors with a reliable, coordinated model they can design against with confidence. Models are delivered to your specified Level of Development (LOD) and in your required format — Revit as standard, with IFC and other formats available on request.
